AN OWNER'S BOUNDARY LINE SURVEY DOES establish property corners. A boundary survey is for the purpose of establishing on the ground the property lines descibed in a document of title and or to determine the acreage of such property. A boundary survey is strongly suggested before errecting a fence. Fence encroachments are the most common type of encroachment and can be avoided by establishing the property boundary lines witha boundary survey. All corners are verified or placed with permanant markers. An owner's boundary line survey is the most reasonably priced insurance you will ever purchase.
A MORTGAGE LOAN SURVEY is a type of survey generally ordered by a title company or lending institution for mortgage purposes. The survey establishes the location of the structures on the subject property and determines if there are any encroachments. A mortgage loan survey DOES NOT establish any property corners.
A TOPOGRAPHIC SURVEY establishes the surface features, natural or man made, and elevations of the subject property.
A SUBDIVISION PLAT is required when a tract is divided into smaller tracts. A subdivision plat must comply with all regulations imposed by planning commissions, zoning boards, etc. However, there are municipalities that may not require a subdivision plat depending on the size of the tract. Generally, each municipality differs in the requirement for a subdivision plat, so, it is necessary to check with a licensed surveyor.
ALTA/ACSM- LAND TITLE SURVEY - This type of survey must be performed to detail standards set fourth by the American land Title Association and American Congress on Surveying and Mapping. This type of survey is highly detailed with respect to improvements, utilities, easements, etc. This survey is generally required in the conveyance of property concerning large title commitment values. ALTA/ACSM Surveys insure the buyer, lender and title company of the accuracy of the smallest detail. Because of the level of datails, accuracy and the time involved, this type of survey can become costly depending on the property.
